Bulgarian Investment Ltd‘s fee for the provision of above services is 3% of the purchase price of the real estate you have chosen but not less than EUR 2000 due at the time of deposit payment upon signing the preliminary contract.
In addition, apart from the price, you should also allow in your budget about 4-5% of property sales price for compulsory public and notarization charges payable upon transaction settlement before a notary. They are not included in our fee. You have to budget for lawyer’s fee too.
NB: There may be some discrepancy between the actual price paid for the property, and the price on the title deeds. In Bulgaria, there is a -tax estimation price- and a -purchase price-. The tax estimation price is much lower than the actual -purchase price-; this is for the purpose of taxation. Most Bulgarian property owners will want the lower -taxation price- written in the title deed, rather than the -actual price- that is being paid for the property.

Transport for viewing trips If requested,
Bulgarian Investment Ltd can provide transport for viewing trips during your stay in Bulgaria.
- Company Car If a company car is used for the viewing trips we charge 0.20 Euros (approx. 0.14 GBP) per km to cover the petrol and wear costs of the vehicle. This fee is not refundable.
- Rent a Car - We can arrange on your behalf to rent a car at your expense. The minimum daily charge you should expect is in the region of 25 EURO to 50 EURO per day depending upon the type of the car you are renting.

Setting up a company to purchase a real estate in Bulgaria The current law in Bulgaria does not allow the direct purchase of land by non-nationals. Any foreign person wishing to purchase property with land (this does not include flats or apartments) must buy it through a Bulgarian registered limited company. The process for registering a company is well known and can be achieved within one month, there is also a fast track procedure that costs a little more.

The cost of setting up a company to enable you to purchase a real estate in Bulgaria is 600EUR, the price including all public charges, attorneys’ fees, taxes etc.
The amount 600EUR does not include the registered capital amount required to set up the company rating at BGL 5.000 which you can withdraw after a month within the registration, following company set-up.
